When René Nelson, CCIM, of Pacwest Commercial Real Estate in Eugene, Ore., was in search of single tenant net lease assets to facilitate a 1031 exchange requirement for a client’s recent apartment sale, she turned to her CCIM network. Nelson reached out to Wayne D’Amico, CCIM, of Wayne D’Amico & Co., in Essex, Conn., and New York City, in search of a viable referral. Due to his relationships with national brokers focused on STNL assets for sale, D’Amico knew he was the man for the job. “Adding Wayne’s experience of working with the STNL product type and his understanding of the nuances of interstate brokerage dynamics, I had the confidence to keep myself in the driver’s seat with my client,” Nelson said. “I knew that collaboratively, we were providing best in class service.” The team searched the country and found a Sherwin Williams-tenanted property in Fort Wayne, Ind., and a Dollar General occupied property in Stewartsville, Mo., that their client purchased for approximately $2 million. “Having worked with René as volunteers serving the CCIM Institute, I was way past the character and integrity issues one is faced with when establishing a cross-border business venture,” D’Amico said. “Experiencing René’s work ethic and 1031 and transactional prowess made the deal fun and financially rewarding.”
