Multifamily Portfolio into “Hands-Off” Triple Net Investments: 1031 Exchange
Pacwest Principal Broker, René Nelson, facilitating an award winning transaction of three 1031 exchanges for a client into a passive real estate investment portfolio of triple net assets; that’s our version of success.
Our client wanted to get out of the intensive management needs of their multifamily investment properties. Their goal was to transition into a more passive real estate portfolio that would generate a steady income.
René put her expertise, experience and knowledge of the current national commercial real estate market trends into play to navigate the complex process of replacing their multifamily portfolio with passive NNN properties. The deal involved selling three different properties at the same time. She assisted the client in acquiring multiple properties to complete their simultaneous 1031 Exchanges.
She negotiated the acquisition of a series of Triple Net Retail “hands-off” properties across the United States. The tenants are responsible for the maintenance and operations of the buildings. Now our client simply receives a check in the mail each month.
René delivered the highest degree of success in achieving her client’s commercial real estate investment goals. Her ability to navigate complex transactions such as these are what have earned the recognition of her CCIM peers twice with Transaction of the Year Award for sales.
She was awarded the 2015 Sales Transaction of the Year Award for Oregon and SW Washington CCIM Chapter for completing this series of complex 1031 exchanges. In 2013 she won the award for her outstanding work on the Hub Project.
