Pacwest Commercial Real Estate recently represented a client who desired a greater rate of return on their real estate investments. We transitioned them from multifamily dwellings into a passive real estate portfolio of triple net assets with a 1031 Tax Deferred Exchange. The tenants of this commercial property pay for the maintenance and operation of the building. Our clients simply receive a check in the mail each month, without having to worry about managing the property.

The vacant lot was transformed into a revolutionary student housing complex housing for college students. The HUB with 16,000 sq foot of world-class amenities including roof top pools offers luxury lifestyle living for students without breaking the student’s bank.
Dollar General Transactions
The Pacwest Commercial Real Estate Team closed transactions for three Dollar General facilities ranging from $1.285M to $1.518M, each with a corporate guarantee.

Advance Auto Transactions
René and the professionals at Pacwest Commercial Real Estate matched their clients’ needs to the purchase of two Advance Auto retail locations.
The properties ranged from over $1.75M to $1.9M, and gave the clients the newer locations and safe, passive income they wanted.
AT&T is typical of the quality of tenant Pacwest looks for when we match our clients to triple net commercial real estate. We’ve done two different NNN transactions with AT&T as the tenant for our clients.
One featured a 3,500 sf single tenant building that closed for $2.45M with a 7.6% cap rate, in an area boasting growth rates over 60%.
The Pacwest client wanted to transition out of multi-family. We were able find them two newly-build buildings, anchored by DaVita Dialysis, that offered a 15-year corporate guarantee.
The transaction closed for just under $4.9M and the property’s location adjacent to a major hospital sweetened the deal further yet.
René and her team arranged the sale of a downtown Eugene retail property for a record $194 per square foot, helping the client to become debt-free and ready for retirement.
The sale price was lucrative enough to allow the client some additional capital to fund a new business venture.
Retail Strip Center
Pacwest Commercial Real Estate assisted a client to successfully acquire a 17,569 square foot retail strip center constructed in 2006. A national credit tenant is always an attractive advantage for an investor. This property came with a Fortune 500 company tenant with a BB credit rating with a long term, solid lease.
Multifamily Apartment with Upside Potential
Our clients were seeking to place capital into a passive real estate property that would earn them a great rate of return than they were earning in the securities market. This particular property provide upside potential where they could improve the property with new windows, siding, paint, and roofs. Their estimated rate of return exceeded our initial expectations.
Our clients inherited a California bungalow and wanted a replacement property that would create a steady stream of passive income. Through a 1031 Tax Deferred Exchange we moved them from the bungalow into a nice multifamily apartment complex. We were able to combine a healthy income stream with a professional property management company which allowed our clients to meet their desired income target rate.
We assisted the Buyer in buying a solid 14 unit apartment complex. This complex was located near a Lowe’s 1.4 million-square-foot Distribution Center which provides several hundred mid pay range jobs.
The Buyer used a portion of his self-directed IRA to acquire the property and build his net worth. Multifamily apartment complexes provide good-long term investments and frequently will provide a great rate of return than what the stock market can provide.
