AT&T and Verizon Stores

We transitioned them from multifamily dwellings into a passive real estate portfolio of triple net assets with a 1031 Tax Deferred Exchange. The tenants of this commercial property pay for the maintenance and operation of the building. Our clients simply receive a check in the mail each month, without having to worry about managing the property.

Dollar General Store
Pacwest Commercial Real Estate arranged a acquisition on a 1031 exchange for a Dollar General Single-Tenant Net Lease property. We assisted the buyer in meeting their objective of creating an income stream with no Landlord responsibility through acquiring this triple net property. This newly built property featured architectural upgrades and included a new 15 year corporately guaranteed lease.
Retail Strip Center
Pacwest Commercial Real Estate assisted a client to successfully acquire a 17,569 square foot retail strip center constructed in 2006. A national credit tenant is always an attractive advantage for an investor. This property came with a Fortune 500 company tenant with a BB credit rating with a long term, solid lease.
Our clients inherited a California bungalow and wanted a replacement property that would create a steady stream of passive income. Through a 1031 Tax Deferred Exchange we moved them from the bungalow into a nice multifamily apartment complex. We were able to combine a healthy income stream with a professional property management company which allowed our clients to meet their desired income target rate.

Our clients were out of space and wanted to move into a more modern building with more parking options. We were able to successfully negotiate a long term lease that met the client’s financial needs and the Landlord agreed to provide needed tenant improvements in order to accommodate my space client’s needs.
Our clients needed to lease 2,000 sf of office/retail space to locate their leasing office for their new student housing complex. One of their requirements was to be within a two block radius of the edge of the U of O campus and on the main arterial that students would travel. We were able to find them a perfect sized office that provided them a high traffic count and highly visible for students.
The brokerage assisted the Sellers in selling this well maintained six plex for their top dollar. The Sellers had purchased this property as a foreclosure and had completed major repairs including new roof, paint, and interior upgrades. Once completed the Owners were ready to sell the property and move onto their next successful project.

We assisted the Buyer in buying a solid 14 unit apartment complex. This complex was located near a Lowe’s 1.4 million-square-foot Distribution Center which provides several hundred mid pay range jobs.
The Buyer used a portion of his self-directed IRA to acquire the property and build his net worth. Multifamily apartment complexes provide good-long term investments and frequently will provide a great rate of return than what the stock market can provide.
The client contacted René after he sold his textbook printing company to a printing company on the East Coast. They loaded the entire operation onto 18 wheel trucks and my client found himself retired and no longer in need of his building.
After analyzing the market and additional sold comparable properties, René was able to assist the client in identifying the best sales price, she created a targeted marketing effort, and were able to successfully sell his building near his target price.
