Rene’s Function in Pacwest: Rene’ has over 18 years of real estate investment brokerage and lending experience. She uses that experience to assist clients in buying and selling commercial real estate. She is a Co-Principal Broker with Bob.

Rene’s Unique Ability: Rene’ has the ability to listen to a client’s needs and then assist them in creating and developing a long term plan that will increase their wealth and security.

Her past lending experience provides a unique insight on how to optimize cash flow and safety. This gives her a substantial edge over others in the profession. Her knowledge allows her to integrate a client’s mortgage, debt and real estate strategies into their overall financial plan and create a plan to enhance their net worth and safety. She is continually seeking out new educational opportunities to enhance her lazer focus on wise and prudent real estate investment strategies.

Why Work With Rene’: Rene’ is a CCIM (Certified Commercial Investment Member). While earning the CCIM designation, Rene’ has developed a keen focus on how to structure and protect the real estate investment portfolio. She has honed her  understanding of the disciplines of investment income property brokerage, leasing, and development. Rene’ has taken on the role of a strategic real estate investment counselor. She has the knowledge, experience and resources required to provide smart, timely and, accurate solutions.

The CCIM core course curriculum focuses on the cornerstone of real estate use and investment and totals 200 classroom hours. In short, CCIMs work efficiently and effectively to maximize investment potential.

Rene’ is also a CMPS (Certified Mortgage Planner Specialist). This professional designation is granted within the mortgage industry. It incorporates the five essential CMPS skills sets related to building wealth and creating an overall plan. To become certified Rene’ had to meet rigorous courses in: Financial Markets and Interest Rate Analysis, Cash Flow and Debt Analysis, Real Estate Equity Management, Real Estate Investment Planning, and Mortgage and Real Estate Taxation Concepts.

    Capitalization Rate (Cap Rate)
    The cap rate is the ratio used to estimate the value of income produced by the property. The cap rate is the net operating income divided by the sales price of the property. If you look at a typical commercial real estate transaction, the seller of a property is trying to sell for the highest price and the lowest cap rate, the buyer is trying to buy the property at the lowest price which translates into a higher cap rate. The lower the sales price the higher the cap rate. Market cap rates vary from marketplace to marketplace and can vary depending on the motivation of the seller and the eagerness of the buyer.
