Kevin Reed brings over 20 years of sales and marketing experience to Pacwest Commercial Real Estate, Inc.    Kevin is proud to be working with Bob Nelson, CCIM who not only taught most of the real estate courses taken while pursing his commercial real estate brokerage career and is currently being mentored by him.

Growing up in Eugene gives Kevin the advantage of having lifetime knowledge of Eugene, Springfield and the surrounding areas (generally north to Portland, south to Roseburg, west to Florence, Reedsport and Coos Bay).

Kevin’s personal interests are in martial arts, river rafting, backpacking, skiing and spending time with his lovely wife.  He has also taught self defense courses at Willamette Family Treatment Center.

Kevin is a candidate of the CCIM (Certified Commercial Investment Member) designation.  He has completed and passed three of a series of four intense courses and final testing to potentially becoming a member. In addition, he has completed and passed the required appraisal courses which qualifies him for Appraiser Certification.

    Capitalization Rate (Cap Rate)
    The cap rate is the ratio used to estimate the value of income produced by the property. The cap rate is the net operating income divided by the sales price of the property. If you look at a typical commercial real estate transaction, the seller of a property is trying to sell for the highest price and the lowest cap rate, the buyer is trying to buy the property at the lowest price which translates into a higher cap rate. The lower the sales price the higher the cap rate. Market cap rates vary from marketplace to marketplace and can vary depending on the motivation of the seller and the eagerness of the buyer.
